Six Reasons Why Waterfall City is Gauteng's New Business Destination

Category Commercial Property News

Waterfall City has and will continue to set new standards within the real estate market. The aim - to encompass the key value drivers in property development and make it a place created for the people, with a focus on their work/life requirements for today and tomorrow.

Easily referred to as the most up and coming and increasingly popular developing area in Johannesburg - Waterfall City was meticulously planned to be a multi-purpose destination. As mentioned on their website, "The precinct is the epitome of peak functionality, access and visibility and is proving a popular consolidation destination." Not only is it set to become one of the most powerful and landmarked areas for property development in the very near future but it is increasingly becoming the hub of consulting and professional firms in Gauteng.

Ideally located in-between Centurion and Sandton, Waterfall City forms part Midrand which falls under the City of Johannesburg Metropolitan Municipality and is easily spotted in the central part of the Gauteng Province.

At conception Waterfall was developed to be a mixed-use development, and is slowly becoming just this. The area boasts everything you would expect from a vibrant, modern destination. Today, Waterfall City embraces urban living to the fullest with luxury office spaces, residential properties, retail outlets, a logistics hub, schools, hotels, a hospital, lush park, restaurants, entertainment points and so much more.

Attacq, the JSE listed property company responsible for developing Waterfall City, noted that seven buildings have been completed in Midrand, with a further nine buildings under construction. It is the biggest investment within the Attacq portfolio, which also includes the likes of PwC tower and Mall of Africa.

BusinessTech reported that the buildings completed in Waterfall increased the total South African portfolio primary gross lettable area (PGLA) to 750 825m² (2018: 722 731m²). The seven buildings added 42 615m² of PGLA to Waterfall, of which 27 701m² represents Attacq's effective share. Waterfall has 948,786 square metres of developable bulk remaining.

Here are six reasons why Waterfall City is Gauteng's new business destination:

  1. Locality - The precinct is said to be closing the gap between Johannesburg and Pretoria with its easy access to both sides of the N1 highway. Its unrivalled location makes it the preferred consolidation destination for leading corporations.
  2. Amenities - Infrastructure, technology, efficiency, convenience and quality of life are all used to optimal benefit in Waterfall. A multitude of shops, restaurants, schools, a hospital, hotels and residential properties all support the ideal of urban living.
  3. Infrastructure - With close to 980 000 m² available for commercial and light industrial development, Waterfall allows businesses the freedom to custom build to specific requirements.
  4. Safety - Waterfall City makes use of 24-hour patrolled security, panic buttons every 200m, biometric access control and street lighting on back-up power - all offering peace of mind.
  5. Sustainability - Businesses are increasingly looking to inhabit Green buildings. Waterfall's innovative building practices ensures the development is built to the highest Green standards and is water and energy efficient, cost-effective and sustainable.
  6. Vitality - Interactivity, opitmisation of space and healthy living is what Waterfall is all about. Wide pavements make it a pedestrian-friendly, bikeable city and promotes safe movement for who occupy the area. A brand new gym and landscaped gardens also supports the health of the business community.

In addition, Waterfall City has been lucky enough to be honoured for their work in the last couple of years and have received numerous awards such as the 2018 Corporate Office Developments for Innovation Excellence for the PwC Tower, and 2017 Honouree: VIVA (Vision, Innovation, Value, Achievement) Design/Development Awards for Mall of Africa, among many others.
