Irene's Route 21 Corporate Park, and What It Brings to the Area

Category Commercial Property News

Route 21 Corporate Park is a well-established office park in Irene, which helped put the area on the commercial map once it was completed in 2012. It's now one of the most popular office parks in the Centurion area. It is also one of Pretoria's biggest and costliest developments: a multi-billion Rand project coming in at over 4200 square metres in size.

An exciting aspect to the development is the fact that there are a handful of buildings within the Route 21 complex that are focused on sustainability and green living. The first of which, has been described as one of the largest “true green buildings” in the Pretoria area. Although initial costs in creating greener buildings are often higher, green buildings attract quality tenants that are usually able to sign longer leases. The green features that Route 21 has incorporated into their green buildings include:

*Variable refrigerant volume air conditioner units
*Rainwater and groundwater harvesting
*Motion sensors to switch on lights when bathrooms are in use
*Dual flush toilet systems
*LED and fluorescent strip lights

The park provides office spaces to around 300 businesses and over 8000 employees. The businesses in the park range from small SMMEs to large, multinational, JSE-listed companies. Some of the tenants include Annique Skincare, Land Rover, Jaguar, Equity Pharmaceuticals, and DigiCore.

Route 21’s popularity can be pinned down to two main factors- location and security. Route 21 is situated on the R21 highway, which allows tenants easy access to both Pretoria and Johannesburg. The area of Irene is centrally located and is just 30 minutes from both Lanseria International Airport and OR Tambo International Airport.

As far as security goes, Route 21 has gone above and beyond. There is a permanent guardhouse on the premises that keeps an eye on things with their cutting-edge, 24-hour security cameras. There are also a number of roaming guards and control access points. This system has successfully prevented numerous break-ins.

On top of premium A-grade office spaces, Route 21 also provides small warehouses as well as other industrial spaces on its property. Making it a multi-use and multi-purpose venue that offers businesses more than just your usual office space. Reynolds, regional executive for Nedbank, had this to say regarding the park: “An increasing number of developers are exploring multi-purpose developments as the trend creates new business hubs that prove popular and convenient for South Africans and continue to drive the economy.”

Route 21 has kept tenants’ needs and comfort in mind by supplying 2 on-site coffee shops, a healthy supply of parking spaces, a carwash and optic fibre cables for fast internet access.

Before Route 21 was built, Irene was still relatively underdeveloped- with the area consisting mainly of farmlands, gated estates and a handful of shopping centres. Since the Route 21 Business Park was completed, further commercial developments have taken place due to the new commercial property demand in Irene. Route 21 has also provided Irene with many job opportunities and created widespread interest in the previously, relatively unknown area.

Irene has proved to be the ideal location for commercial developments. Its easy access onto both the N1 and R21 highways make the ideal suburb for commuters. Irene is also special in that it has the peace and tranquillity of a small, farming village, while still possessing all the necessary amenities for commercial success.
